Before Kane Empires can rent your property there must be certain legal requirements in place first.
We can take the worry off of your hands and organise these requirements on your behalf.
Alternatively you are more than welcome to source your own tradespeople, we are very flexible however these will need to be in place prior to your property going on the rental market.
Legal Requirements
As a Landlord you must make sure that all Gas equipment supplied at the property is safely installed and maintained by a gas safe registered engineer. A Gas Safety check must be carried out on all appliances or flues annually.
Energy Performance Certificate
All properties on the Letting market must now have a valid energy performance certificate in place. This involves an energy assessment being carried out on the property which works out energy usage and energy costs. It also shows recommendations on how to improve energy efficiency and reduce energy costs. The property will then be given a rating from A (most efficient) to G (least efficient).
As a Landlord you must ensure that the electrical systems (lights, sockets etc) are safe and all of the appliances that are supplied by this are safe. Periodic inspections and all repairs must be carried out by a qualified professional.
As a Landlord you must make sure you follow fire safety regulations. Any furniture or furnishings provided for the tenant must comply with current legislation and be fire safe. Fire alarms must be provided adequate for the size of the property.
As a Landlord and as an Agent we have a duty of care to the surroundings we supply for our Tenants. This is why Kane Empires insists on all of the above being in place prior to any rental taking place.
